Identifying the value of a property is a complex issue with many factors influencing value including location, land size structural condition and presentation of building improvements, potential capital growth, existing or proposed development within surrounding area and population trends.

Property valuations are a task for specialised independent experts. The only way to assess the current market value of a property is to have a sound knowledge of all considerations and a full understanding, access to and analysis of comparable sales in the nearby area.

The Solution

Rather than an unqualified appraisal by an estate agent it is better to obtain a detailed Litigation Valuation Report by an independent valuer who is a properly qualified expert professional in property having no commission or fee dependant upon the outcome of the valuation provided. Once a Litigation Valuation Report has been obtained, then appraisals by estate agents are generally disregarded in Family Law matters.

To ensure the accuracy of our valuation figure we have full access to both the Valuer General's Office and REIV's sales evidence database as well as assistance via council records.
